A Note from our HOA President, Ruth Krawczyk, Nov 30
I hope you've all had a marvelous Thanksgiving celebration, and perhaps enjoyed some time with family and friends. My husband and I were away for a few days and managed to spend the holiday with my mother and siblings in Illinois where it snowed on Sunday. So on Monday we were more than glad to return to the sunshine and warmer temps of Green Valley!
As for news from the board meeting before the holiday, you should have noticed by now that we have piles of various rip-rap and smaller rock lying around the neighborhood. I'd like to remind you that this rock does NOT belong to the HOA until it is placed by Mochomo's crew. This is to say, Mochomo's has staged it in the various areas where it will be used, but it still belongs to them until we see how much is needed for our work. So we appreciate you leaving it where it is, and not taking off with a few rocks you assume would not be missed. (We're sure the person who "borrowed" a few rocks did not realize this, so wanted to make it clear to everyone.) The work is progressing along nicely! All the sidewalk work has been completed! We had 90.1% participation in our sidewalk project, so we would like to thank all those who participated!
In addition to the sidewalk work completed, I would also like to point out that we have 34 homeowners who have invested in the common areas behind their properties to varying degrees. What I mean by this is that when approached about possibly tidying up and/or adding rock to "their" common area not visible from any road to make it look better or to inhibit weed growth, 34 homeowners have said, "Let's do it!" And they've made the investment! We want to thank these homeowners for helping to make our HOA one of, if not THE BEST-looking HOA in Green Valley. If this is something that would interest you, just let our maintenance committee (David Ward, Mike Cochran) know! Your board members took a walk (or golf-cart ride) around the entire HOA and saw the results of all this work, and it is impressive!!
This coming Tuesday (December 5th) is our HOA Holiday Party, and we are thrilled that 70 of us have signed up!! Remember it is at our Desert Hills Social Center in the auditorium starting at 5:00 pm. If you would like to donate a toy, please bring it with you unwrapped. All toys will be delivered to the Salvation Army. Donations will also be accepted. And if you'd like to participate in the fun White Elephant exchange, remember to bring your wrapped gift (valued at no more than $10) to get into the holiday spirit. Our Social Committee is doing a great job to put together a fun evening for everyone!
Our social event in October (Block Party) was also a great success, with about 72 people attending. Everyone seemed to enjoy the food truck and also the live music! And the weather was perfect!
Our holiday decorations have been placed on both entrances, so hopefully everyone's getting in the spirit. Having been away over Thanksgiving, I have lots to catch up on!
Lots of activity is going on at the Green Valley Council. Eight of our homeowners attended a Road Forum to help us prepare for when we need to consider our road maintenance again. If you don't get the emails from the GVC, you might want to sign up as they include a lot of good information. Sign-up is available by writing to their communications specialist Sue Tinnin at: tinnin@gvcouncil.org.
The board also discussed the proposed revisions to our Rules & Regulations. Nothing has been made definite, so I suggest you read the minutes where the discussion is summarized once the minutes are published on our website (after the December board meeting when the minutes are approved). Otherwise, this newsletter will never end!
The board was presented with a proposed budget for 2024. After a small change, it was approved and dues for 2024 were set at $743.00, with the operating budget being $532 and the addition to the reserves being $211. You will be receiving your dues statement tomorrow via email. Please watch for it!

The Magnet Fairy has been out and putting magnets on our garage doors! You will notice the bright yellow rectangular magnet placed somewhere in the middle of your garage door.
Make sure to retrieve it and place it on your refrigerator or some other central location that is metal and will keep it in place. This magnet will come in very handy when you need that number for the snake removal, or one of many other services in Green Valley, not to mention our own Neighbors Helping Neighbors service headed up by Cindy Hubbard.
In a few days, Cindy will go around looking for magnets that have not been retrieved (due to being out-of-town) and place them on the metal front door of the home inside the front gate. Don’t make her think you haven’t returned to the Ridge for the season if you have!
